TPO Roofing

TPO is an abbreviation for thermoplastic polyolefin, which is a type of single-layer roofing material that covers the surface of the roof. It is composed of several types of rubber, such as polypropylene and ethylene propylene rubber. TPO products are available in rolls 6, 8, and 10 feet wide, 30 feet long. The TPO Membrane also includes synthetic components and a fabric reinforced scrim that stabilizes and strengthens the membrane to improve performance.

What is a simple membrane cover?
Single layer membranes are sheets of rubber and other synthetic materials that can be ballasted, mechanically attached, or chemically bonded to insulation to form a protective layer for commercial facilities. Single-story roofs are one of the most popular types of commercial roofing materials. But there are several types to suit your budget and interior design needs. There are two main types of single-layer membranes in the market: thermoplastic polyols (TPOs) and ethylene-propylene-dienter polymers (EPDMs). They differ in chemical composition, installation, and energy efficiency.
TPO ROOF LAYING

Insulation is installed after the existing basement is prepared by cleaning or removing the existing roof. There are several types of options that facility managers / owners can choose from.

3.1 Polyisocyanurate (Polyiso)

This type of insulation for roofing applications, is more expensive but rewards with a higher R-value.

3.2 Styrofoam (EPS)

EPS is used to insulate roofs, walls, and floors because it has the highest R-value per dollar. EPS can be used for contact with the ground and does not retain moisture for long periods of time.

3.3 Extruded Polystyrene (XPS)

Usually defined in blue, green, or pink color XPS is somewhat between Polyiso and EPS in terms of price and performance. XPS is a semipermeable membrane with a Perm class of 1.

The TPO membrane can be attached to the cover plate using pressure sensitive adhesive. Once the web is unfolded, the contractor goes back and uses a heat gun to weld the seams with hot air.

5.2 Fire resistance Class

A TPO membranes and EPDM can achieve the Underwriters Laboratories (UL) Class A refractory list by adding flame-retardant chemicals during the manufacturing process.

5.3 Reflective or persistent

​​TPOs are generally white and have high reflectance. On the other side of the spectrum, EPDM is often referred to as the “black roof” because of the natural dark color of the membrane.

How TPO Roofs Save Money

The mostly common TPO material is bright white with high reflectance. This gleaming white roof installation can reflect UV rays and heat from the building, which consumes less energy to cool the interior of the building and saves money during the summer.

How will the TPO roof be repaired?

The first sign that the TPO roof needs to be repaired is when water enters the building. This usually happens because the seams are torn, and water can penetrate the roof insulation. When the insulation accumulates that much water, it penetrates the roof terrace and eventually begins to leak inside the building. At this stage, it’s time to call a commercial roofer to inspect the roof. During the inspection, the roofer can determine that:

  • Where water gets into the insulation
  • How old is the TPO roof?
  • Number of roof layers
  • What is the state of the seam This conversation shows what repair options the client Let’s say the roof is 12 years old and the seams are slightly raised. If nothing is done now (or soon), the seams will continue to dissolve with each gust, allowing more water to penetrate the insulation. Repair options when TPO roof saturation is less than 25%

An infrared survey may reveal that the roof was not very saturated. If the roof is less than 25% saturated, a silicone repair membrane system can be used. Here’s what happens during the installation of the silicone repair membrane:

  • Saturation area is removed and replaced with similar material
  • The entire roof area is washed and cleaned
  • TPO roof seams are reinforced and reinforced
  • Next, the entire surface of the roof is coated with silicone
  • Then a new 1020-year warranty will be granted.

Another scenario is that the seams are closed even though the saturation is less than 25%. you can restore it with Silicone repair system. In this case, if you have only one roof system, install the cover plate over the TPO roof, cut the connection plate, and then install the spray foam roof system. This saves money by destroying the existing roof and installing a new TPO system.

Repair option if the roof of the TPO is above 25% saturation

After the infrared inspection is completed, you will find that the roof is oversaturated. In this situation, the silicone repair membrane system is not a good choice. The shape of the roof is too bad to restore. The only option you have is to remove all TPO and insulation to expose the roof terrace. You can now install the new TPO system. However, it may be cost effective to try another roofing system after the last event. A spray foam roof system is recommended. Why?

  • Spray foam has the highest R-value per square inch of roof system
  • Spray foam is a renewable roof
  • Spray foam is a seamless system that eliminates common areas of leakage. The spray foam roof system has other advantages, such as ease of installation. A spray foam roofer simply attaches a cover plate to the TPO roof that needed to be demolished and sprayed the foam onto it. If anything can be removed from this section, the saturation level determines the repair options If more than 25% of the roof is saturated, the roof should be completely destroyed, and the damp insulation removed from the roof. If the saturation is less than 25%, there are more options.
